Virtual staging for realtors
Last updated: 2026-08-19
Stage the set, not the exception. Most listing photos are everyday shots — an empty living room that needs furniture, a lived-in bedroom that needs decluttering, a façade that needs a kinder sky — and Stagefront finishes each usually in 1-5 minutes for $2.49. Every output is labeled Virtually staged or Digitally enhanced, kept side by side with your original, and structure-verified against it. The rare shot that genuinely needs a human editor is the exception; everything else is done before the listing appointment ends.
How a listing set gets staged
- Upload the set. Interiors and exteriors both: empty rooms staged, lived-in rooms decluttered, light corrected — façades, entrances, courtyards and common areas enhanced.
- Get listing-ready images in 1-5 minutes. Upload, and the set is ready to place into the listing.
- Every output is labeled. Virtually staged or Digitally enhanced — on the image itself, so the label travels with the file.
- The original is always kept. Your unedited photo sits side by side with every result and stays downloadable at any time.
- The structure is verified. Each staged or enhanced image is checked against your original — walls, windows and built-ins stay as photographed, and a failed check regenerates free.
- Upload 1600px or wider for clean detail; under 800px wide comes out soft.
Disclosure is the default
The two obligations disclosure rules keep asking for — a label a buyer can actually see, and an original you can always produce — are how Stagefront works out of the box, not a setting to remember. Every export carries its label baked into the file, and the original is stored side by side and downloadable at any time. That design meets portal and MLS expectations and laws like California AB 723, which since January 1, 2026 requires a conspicuous label on materially altered listing photos plus access to the original.
Read the rule in plain terms in the California AB 723 guide and see how labeling and disclosure work in Stagefront.
Disclosure rules vary by state, MLS and portal, and they keep moving. You remain responsible for your listing’s compliance; the right tool just makes the compliant path the easy one. Nothing on this page is legal advice — for advice about your situation, talk to your broker or counsel.
What it costs
We price per image and keep the arithmetic on the table:
- Pay as you go — $2.49 / image. No subscription required. HD download included, and credits never expire.
- Starter — $29 / month, 40 images (≈ $0.73 each).
- Pro — $49 / month, 100 images ($0.49 each).
- Photographer — $99 / month, 300 images (≈ $0.33 each).
- Overage $1.49 / image on any plan. Top-ups: 10 for $24.90, 25 for $59.75. Every account starts with 3 free watermarked images, credits roll over while subscribed, and failed generations are refunded automatically.
When a human editor still works better
Be honest about this, because it is true: some shots belong with a human editor.
- Complex reconstruction. Removing a wall, repairing visible damage, finishing an unfinished renovation in pixels — work that needs drafting judgment, not just furniture.
- The luxury hero shot. The one image a multi-million listing rides on, where a senior retoucher’s eye and a round of art direction earn their fee.
- Bespoke requests. A specific furniture piece, an unusual angle fix, anything that needs a conversation and a revision round.
If your listing has one of those shots, send it to a human editor — and stage the rest of the set on Stagefront. The tools are not enemies; the invoice just looks different.
Is AI staging good enough for a real listing?
For the everyday set — an empty room furnished, a lived-in room decluttered, a dull sky lifted — yes, and Stagefront checks every image against your original before you see it: walls, windows and built-ins stay as photographed, and a failed check regenerates free. For complex reconstruction or the one hero shot a luxury listing rides on, a skilled human editor is still better. Those shots are the exception, not the set.
What does it cost to stage a whole set?
Take a typical 10-photo set. Pay as you go: 10 × $2.49 = $24.90, with each image back usually in 1-5 minutes. On Pro ($49/month for 100 images) the same ten photos use $4.90 of monthly credits. Occasional volume without a plan: top-ups of 10 for $24.90 or 25 for $59.75, and overage on any plan is $1.49 per image.
Do staged photos have to be disclosed?
In California, yes: since January 1, 2026, AB 723 requires a conspicuous label on materially altered listing photos and access to the original — and virtual staging counts. Other states are moving the same way (Wisconsin's Act 69 takes effect January 1, 2027). Stagefront makes it the default: every export carries a Virtually staged or Digitally enhanced label, the original stays downloadable, and you remain responsible for your listing's compliance.
Judge it on your own photos.
